Home Reports

From the 1st December 2008, all properties on the market require a Home Report. This comprises of 3 documents.

1) Single Survey
This is carried out by qualified chartered surveyors who will detail information about the state and condition of the property, identify any problems, for instance with damp or roof repairs which may have to be addressed. They will also give an accurate valuation of the property relevant to the current market.

2) Energy Report
This will also be completed by the surveyors who will assess the energy efficiency rating and environmental impact. They will give recommendations on ways to improve energy efficiency and therefore cut costs for property maintenance.

3) Property Questionnaire
This section is completed by the seller and includes useful information for potential buyers such as council tax band, parking facilities, documents for alterations carried out and factoring fees.

The seller has responsibility to provide this information to prospective purchasers . If required we can arrange to request a Home Report for you.

The cost involved starts from as little as £300 depending on the value of the property.
